We connect real estate developers with Spanish banks, international banks and alternative capital in a single process. No upfront cost until closing.
Spain is experiencing an expansive real estate cycle with a structural deficit of 400,000–700,000 homes. Demand consistently outstrips supply.
Traditional banks increasingly demand pre-sales and guarantees, and alternative financing is fragmented. Mid-sized developers lack the contacts and knowledge to access it.
Result: viable projects without financing, and land that never gets developed.
We structure your project's complete financing by combining regulated Spanish banking, international banking and alternative capital to reach up to 90% of value.
No fixed cost for the developer until deal closing.
If you are a fund, family office or crowdfunding platform, iberfund is your source of structured and pre-analysed projects.
Receive projects from solvent developers in the Balearics, Madrid, Barcelona, Valencia and Costa del Sol, with preliminary due diligence completed. Certainty of regulated origin.
First-hand knowledge of Spain’s most active real estate markets.
Direct answers to the questions developers ask us most often.
It's a regulated role under Spanish Law 5/2019 that connects those who need financing with the entities that provide it, with transparency obligations towards the client. The LCCI certification attests to the knowledge and professional competence that the law requires, and the iberfund team holds it.
iberfund structures the financing by combining three sources: senior debt from Spanish banks (~60% of value), complementary debt from international banks, and alternative capital from funds or crowdfunding (~30%) — so the developer only needs to contribute around 10% of the project's value.
iberfund works with projects from €500,000 upward, with no upper limit, for residential, hotel and mixed-use developments.
The response time is 48 to 72 hours from receiving the request with the project's basic details. The financing structure proposal is delivered in under a week.
There's no fixed cost. iberfund only gets paid if the deal closes, through a 2% success fee on the 90% of the project's value that gets financed. The developer takes on no financial risk until the financing is signed.
Spanish banks (Santander, CaixaBank, Bankinter and regional banks) are regulated under the LCCI and offer competitive terms but require more pre-sales and personal guarantees. International banks aren't subject to the LCCI and offer more structural flexibility. Alternative capital (funds like Incus Capital, Stoneweg, Arcano, Urbanitae or Civislend) provides equity or mezzanine debt with no pre-sales requirement. The institutions named are examples of how the market works; mentioning them does not imply any agreement or partnership with iberfund.
Mezzanine debt is a financing layer between senior bank debt and the developer's own capital. It carries more risk than a traditional bank loan but doesn't require giving up as much project ownership as pure equity, and usually doesn't require pre-sales — allowing the 90% LTV to be reached when combined with bank debt.
iberfund has a local presence in the Balearic Islands (Palma, Ibiza, Menorca), Madrid, Barcelona, Valencia, Costa del Sol (Marbella, Málaga, Estepona), the Canary Islands (Tenerife, Gran Canaria, Lanzarote) and northern Spain, from San Sebastián to Vigo.
